Trammell Crow breaks ground on 687K SF Blue Ridge Phase 2 in Fort Bend

Phase 2 will add three buildings totaling 687,000 square feet, expanding the Blue Ridge Commerce Center to eight buildings.

Trammell Crow Co. and joint venture partner Daiwa House Texas Inc. have broken ground on Phase 2 of Blue Ridge Commerce Center in Fort Bend County, a project totaling 687,000 square feet after Phase 1 was completed last year, according to Bisnow.

The new phase includes a 183,000-square-foot cross-dock building, a 304,000-square-foot front-load building, and a 201,000-square-foot rear-load building, bringing the overall site to eight buildings.

Phase 1 delivered last fall and included five buildings, with three sold to owner-occupants and another fully leased, and one building from Phase 1 remains available.

Bisnow also noted that Sumitomo Mitsui Banking Corp. provided project financing, with Cape Bell and Jason Dillee of CBRE marketing and leasing both phases.
