Texas home sellers are offering concessions as buyer markets strengthen
Redfin says Houston buyers are asking for closing-cost help and even roof-related payments, while sellers respond with price cuts and partial coverage.
Home sellers in Texas increasingly face buyer leverage, with Redfin reporting that homebuyers outnumber sellers far less than in typical balanced markets. In Houston, Redfin principal agent Celeste Taylor-Velasco said sellers are using concessions to keep transactions moving.
One recent Houston deal included a $20,000 price reduction on a four-bedroom, three-and-a-half-bath home. Even after the cut, the buyer asked the seller to cover closing costs and help pay for a new roof, and the seller agreed to pay for half the roof replacement with the work scheduled after closing.
Redfin also highlighted competition from new construction, where builders are promoting incentives such as lower rates and home warranties. Redfin principal agent Jamie Derouen said buyers initially offered $20,000 below asking on a separate three-bedroom, two-bath listing, and while the seller did not counter at that level, a revised higher offer came with a $5,000 closing credit that the seller accepted.
Taylor-Velasco advised buyers to negotiate, noting that nothing should be off the table when requesting assistance. Redfin added that rising insurance costs are making buyers more sensitive to home pricing, prompting greater concession activity during sales.
