W Properties to build 252-unit garden-style apartments in Melissa, Texas

The 252-unit community will sit on about 12 acres near Everbloom, and W Properties expects to start vertical construction by mid-2027.

W Properties plans to develop a 252-unit garden-style multifamily community on approximately 12 acres in Melissa, Texas, adjacent to its Everbloom project, according to ConnectCRE.

The company framed the decision as a shift in product strategy, saying build-to-rent and garden-style apartments are different categories and it would not have started the garden-style project in the same environment as its existing BTR development.

ConnectCRE reports that Texas multifamily permitting across five major metros has fallen by more than half from its 2023 peak, while Dallas-Fort Worth continues to absorb a substantial pipeline of apartments already under construction.

W Properties said it expects to go vertical by mid-2027, positioning the development for an early 2029 leasing season, when it expects supply pressure to look materially different.
