Zetland and Archer line up sales of Dublin five-star hotels
The Morrison Dublin is offered at a guide price of €90M to €95M, while the Conrad Dublin is expected to change hands around €130M as Dublin tourism and business travel stay robust.
Two five-star Dublin hotels are being readied for sale, as owners look to test investor appetite in a still-active luxury hospitality market, Bisnow reports.
The Morrison Dublin, Curio Collection by Hilton, brought to market by Zetland Capital via CBRE, has 157 bedrooms and suites and is reportedly trading at more than 90% occupancy. The property is being marketed at a guide price of €90M to €95M, and it was acquired by Zetland for about €65M in 2021, after which it was repositioned under Hilton’s Curio Collection and upgraded to five-star status in 2023.
Separately, Archer Hotel Capital has appointed CBRE, Eastdil Secured, and Savills to advise on the disposal of the Conrad Dublin at around €130M, according to Green Street News. Archer acquired the hotel seven years ago, and it is a 192-room property operated by Hilton Hotels, with the firm having spent on a major refurbishment after buying it in 2019.
The listings come amid signs of renewed momentum in Dublin’s hotel investment market, with Ireland seeing inbound travel gains, including 670,300 foreign visitors completing a trip to Ireland in June 2026, up 2% year over year. Earlier this year, Dublin City Council approved plans in April to let Archer expand the Conrad from 192 rooms to 308 via an eight-storey extension, after previous expansion plans to 280 rooms were shelved due to cost and viability concerns.
