Alpharetta rezones North Point Mall for 20,000-seat pro hockey arena
The redevelopment approval hinges on landing an NHL team, with a $1.5B-plus arena cost cited and a deadline of Aug. 24, 2031 to break ground or lose certain rental entitlements.
Alpharetta City Council voted 4-3 to rezone nearly 100 acres around North Point Mall to enable a major mixed-use redevelopment anchored by a 20,000-seat pro hockey arena, according to Bisnow.
The plan calls for 1,385 apartment units, a 4,000-seat music hall and performing arts center, 650 hotel rooms, and a 35K SF conference center, alongside 750K SF of office space, 565K SF of retail and 20 acres of public parks, plazas, and multi-use trails.
Developers also face a key condition: the National Hockey League has not announced an expansion team, and the project is contingent on landing an NHL franchise. The approved master development plan notes that a portion of the rezoning allowing for-rent housing would be revoked if developers fail to break ground or if the NHL does not approve a new hockey team for the project by Aug. 24, 2031.
Bisnow reports that North Point Mall is owned by New York Life Insurance Co., with Jamestown spearheading the redevelopment alongside Machete Group. Machete Group managing partner David Carlock said talks are under way with potential ownership groups able to fund an expansion team, and declined to disclose the full project cost, while calling the arena alone potentially upward of $1.5 billion.
