€500M Horizon Logistics Park deal boosts Ireland logistics buying spree

The €500M purchase by GIC and Valor Real Estate Partners follows another potential €240M opportunity after EQT’s stalled portfolio sale, while Dublin industrial take-up hit 2.6M SF in 2025 and vacancy stays near 3.5% to 4%.

Singapore’s sovereign wealth fund GIC and logistics investor Valor Real Estate Partners completed the largest Irish transaction in the first half of 2026 by buying Horizon Logistics Park in Swords, north Dublin. The deal values the asset at €500M, making it one of the biggest single-property agreements in Ireland and marking a sign of renewed momentum in the country’s industrial and logistics market, according to Bisnow.

Horizon Logistics Park is a logistics campus of about 1.8M SF plus a sizable development landholding near Dublin Airport, the M50, and the Port Tunnel. The scheme includes occupiers such as DHL, Kuehne+Nagel, Bunzl, and Fastway, and it comes with about 300 acres of zoned industrial land, with around 2M SF of consented development potential highlighted in the original sale process.

Bisnow reports that investors are competing for scarce, existing industrial assets due to pent-up occupier demand and limited new supply, especially properties that include development land. Dublin industrial and logistics take-up totaled just under 2.6M SF in 2025, up 62% from 2024, and prime rents reached €14.25 per SF at year-end, with vacancy still low at roughly 3.5% to 4%.

The article also points to continued tenant preferences for newer buildings and operational flexibility. CBRE recorded demand concentrated in modern space, with Savills data showing 60% of Q2 take-up in buildings constructed since 2020, and Colliers notes a sub-sector to watch in pharmaceuticals for temperature-controlled logistics, alongside higher warehouse clear heights and automation capabilities. It adds that EQT’s stalled portfolio sale could put another €240M of real estate up for grabs, with Kennedy Wilson and Ares back in the frame after Baupost pulled out.
