DeCaro Auctions launches dual-track fractional format for luxury homes
The new process lets luxury sellers choose between offering a property as a whole or dividing it into eight deeded co-ownership shares, using competitive bidding to broaden bidder participation.
DeCaro Auctions has launched a dual-track fractional auction format for luxury residential properties, allowing sellers to market a home either as a whole or as eight deeded co-ownership shares, with buyers able to bid on more than one fraction.
The platform is designed for qualifying residential listings in premier resort and lifestyle markets, including Aspen, Vail, Telluride, Park City, Jackson Hole, Palm Beach, the Hamptons, Nantucket, Martha’s Vineyard, and Montecito, among others.
According to HousingWire, the company said its competitive bidding approach is intended to improve transparency for buyers and help attract a broader pool of participants compared with traditional luxury auctions that may involve only a small number of qualified bidders.
DeCaro Auctions also said sellers retain co-brokerage with their existing agents, and it will disclose each property’s deeded co-ownership structure, usage rights, management details, operating expenses, and resale provisions before bidding.
