Denver’s Adio Palace buys 17-story Columbine Place for $3.6M

The 149,222-square-foot tower is 69% vacant and is coming out of a 2023 receivership after foreclosure linked to missed payments.

A 17-story Denver office tower formerly known as Columbine Place has been sold for $3.63 million, according to ConnectCRE.

The property will be renamed Adio Palace after the buyer, Adio Palace, takes over, and the new owner plans to keep the building as is while working to attract more tenants.

The tower spans 149,222 square feet and is 69% vacant. ConnectCRE says the building previously served as collateral for a $15.5 million loan in 2015.

ConnectCRE also reports the site was placed into receivership by a Denver District Court judge in 2023, after an investor group tied to Columbine Place failed to keep up with principal and interest payments, with court documents from 2023 citing $17.7 million owed on the property.
