Manhattan condos and co-ops see seasonal sales peaks from March to June

Corcoran Sunshine data showed 7,239 condo and co-op sales closed in Manhattan from January to July 2026, with more than 1,000 sales each in March, April, May, and June.

Manhattan condo and co-op sales tend to follow a predictable seasonal pattern, with the most active months historically spanning March through June, along with October, according to data shared with Commercial Observer by Corcoran Sunshine.

From 2015 through 2025, the average number of condo and co-op sales typically rises above 1,000 per month during March, April, May, June, and October, reflecting school calendars and other timing effects such as corporate bonus season.

The report attributes quieter periods to factors including holidays and family vacations, with activity often picking back up after September as schedules normalize and more listings come to market.

In the January to July 2026 period, Manhattan recorded 7,239 condo and co-op sales, and listings showed a similar seasonal tilt, with September historically seeing the highest number of listings and December the lowest. The story also notes that sales for units above $5 million totaled 576 from January to July 2026, higher than the 495 average for 2016 through 2025, in the aftermath of Mayor Zohran Mamdani’s pied-a-terre tax, which adds an annual property tax surcharge on luxury secondary homes.
