Crab House signs lease for 6,500-square-foot Greenwich Village site

The new Manhattan location at 11 East 13th Street was leased for $38,500 per month and is expected to open in December.

All-you-can-eat seafood chain Crab House has secured its fourth New York City location at 11 East 13th Street in Manhattan’s Greenwich Village, Commercial Observer reports.

The 6,500-square-foot space between Fifth Avenue and University Place replaces Mediterranean tapas restaurant Reyna New York after the unit became available in early August. The lease was signed Friday, with a monthly asking rent of $38,500.

Commercial Observer reports that the landlord broker Meridian Capital Group represented the owner, Arnold Toren, while KSR’s Ygal Laham negotiated on behalf of Crab House.

Meridian Capital Group estimates the prior tenant spent millions on improvements, and the deal included a 3,000-square-foot ground floor and a 3,500-square-foot lower level with fully built-out bars. Crab House is expected to open the new site in December after four weeks of active leasing interest and nearly 60 walk-throughs.
