Reno home prices hold up as supply tightens and demand cools

Washoe County deed data show July price momentum flattening to 0.0% year over year, while Reno inventory remains tight at 1.7 months and cash buying is high at 26.7%.

HousingWire reports that Reno, Nevada has been one of the few major interior-West housing markets still posting year-over-year gains, based on deed records for Washoe County.

Verified single-family median prices were up 2.1% year over year through July 2026 on a three-month smoothed basis, but momentum has slowed sharply, with single-month gains fading from +4.8% in May to +1.6% in June and 0.0% in July.

The outlet attributes Reno’s relative resilience to tight land supply and ongoing data-center investment demand, noting that much of Nevada is federally owned and private development options in the Truckee Meadows are limited.

HousingWire also points to cooling fundamentals, including a 21% drop in Reno MSA single-family permits in 2025 to about 1,952, inventory at 1.7 months in June 2026, homes going under contract in 15 days at 98.9% of list, and 26.7% of buyers paying cash, with multifamily construction contracting as well.
