Dwight Investment Management closes $115M refi for Charlotte apartments
The refinancing for Seventeen Hundred on East in Charlotte’s Dilworth neighborhood was used to retire construction debt, fund an interest reserve, and provide cash-out proceeds.
Dwight Investment Management, an affiliate of Dwight Capital, has closed a $115 million loan refinancing for the Seventeen Hundred on East apartment property in Charlotte, Commercial Observer reports. The project opened in January and includes 295 luxury apartment units along with 6,500 square feet of retail space.
The financing is tied to the address 1755 Lombardy Circle in Charlotte’s Dilworth neighborhood. The unit mix consists of eight studios, 158 one-bedroom units, 90 two-bedroom units, and 39 three-bedroom units, with amenities that include a fitness center, rooftop pool, coworking suites, and a sky lounge.
Commercial Observer reports that loan proceeds were used to retire existing construction debt, fund an interest reserve, and provide cash-out proceeds. The retail portion includes space for three ground-floor tenants, with a Pilates studio, a Pvolve fitness club, and an Om Spa already in place, and additional retail planned.
The Charlotte deal marks the second North Carolina financing from Dwight in less than a year. Commercial Observer notes that the private lender also provided a $42.5 million construction loan in October 2025 to Golden Hour Collective for a 133-unit build-to-rent townhome development in Asheville, North Carolina.
