Ailanthus seeks rezoning for 400 apartments at 424 Hoyt St in Gowanus

The proposed 17-story project would include 100 to 120 affordable units, plus a public school and retail space.

Affordable and mixed-income housing developer Ailanthus has filed a rezoning application with New York City Department of City Planning for a mixed-use residential development at 424 Hoyt Street in Gowanus, Brooklyn, Commercial Observer reports.

The plan calls for a 17-story, 175-foot-tall building with 400 apartment units, including 100 to 120 affordable homes, along with a 46,000-square-foot public school and 14,000 square feet of commercial retail space, according to the application filing.

Before any approval is granted, the project would need to pass several steps in the city’s review process.

Commercial Observer also notes that Two Trees Management acquired the site in July 2008 for $7.7 million, and that Gowanus has been undergoing redevelopment following its rezoning plan approved in November 2021, alongside Mayor Zohran Mamdani’s goal to add about 700,000 new homes in New York City over the next decade.
