Patreon renews sublease for 44,661 sf at 75 Varick Street
CBRE data shows Patreon will take on 44,661 square feet in Manhattan’s Hudson Square, where average office asking rents have risen sharply amid AI-driven leasing demand.
Patreon has renewed its sublease for 44,661 square feet at 75 Varick Street in Manhattan’s Hudson Square, according to Commercial Observer, citing a monthly office report from CBRE. The company confirmed the renewal. The office building, also known as One Hudson Square, is part of the Hudson Square Properties portfolio, which is owned through a joint venture that includes Trinity Church Wall Street and Norges Bank Investment Management. The outlet said it was unclear when Patreon moved in, and who the sublandlord is, while details like the renewal term and asking rent were not disclosed.
Commercial Observer noted that 75 Varick is a flagship Hudson Square property that already hosts multiple tenants. Patreon shares the building with other companies, including Notion and RadicalMedia, which both renewed leases there in January. Renewal activity is also broader in the neighborhood, with the outlet pointing to JLL data showing Hudson Square leasing volume more than doubled year over year between 2024 and 2025, and average office asking rents rising more than 17 percent over the last three years. It also cited a separate example from March 2025, when Horizon Media signed a deal to keep 360,000 square feet for another 17 years.
