Long Island leads as a top NYC-suburb seller’s market

In the NYC suburbs, 39 of 49 major metros are buyer’s markets, but Long Island and multiple New Jersey subareas have seller advantage by Redfin’s definition.

Redfin says the U.S. housing market still favors buyers overall, but seller leverage is showing up in parts of the New York City metro area, particularly across Long Island and New Jersey. According to the analysis of 50 of the most populous metros, 39 of the 49 major metros were buyer’s markets. The New York City metro itself was more balanced, with 5.3% more sellers than buyers.

Redfin’s report defines a seller’s market as one where there are more than 10% fewer sellers than buyers. Using that threshold, Long Island (Nassau County and Suffolk County) ranked as the strongest seller’s market in the country, with 36.2% fewer sellers than buyers, followed by Northern New Jersey at 20.7% fewer sellers than buyers, and Central New Jersey at 12.9% fewer sellers than buyers.

Redfin attributes the NYC-suburb tilt in part to steady demand for housing close to New York City. A Redfin agent cited buyers seeking more space while maintaining commutes, and said well-priced homes on Long Island can attract offers within days.
