Ares raises about $4B for Japan logistics development fund

The Japan Logistics Development Partners V LP fund reached its hard cap at ¥612 billion, backed by Canada Pension Plan Investment Board with a ¥150 billion equity commitment.

Ares Management Corporation has reached the final close of Japan Logistics Development Partners V LP, the latest vintage in its Japan-focused logistics real estate development fund series, raising ¥612 billion, or about US$4 billion.

The fund closed at its hard cap and is nearly 50% larger than Ares’ 2021-vintage Japan Logistics Development Partners IV. ConnectCRE said the vehicle represents Ares Real Estate’s largest closed-end institutional fundraise to date.

A diversified global investor base supported the raise, including pension funds, sovereign wealth funds, insurance companies, financial institutions, and other institutional investors across North America, Asia-Pacific, Europe, and the Middle East.

Canada Pension Plan Investment Board is identified as a cornerstone investor, with an equity commitment of ¥150 billion, or about US$968 million. JDP V will primarily invest in developing modern logistics facilities across Japan’s key metropolitan markets, including Greater Tokyo, Greater Osaka, and Nagoya, with developments and operations handled by Marq Logistics, Ares’ logistics platform.
