JV assembles parcels for 749,016-square-foot Rankin 59 warehouse
The project, planned for start in January and completion in December 2027, would be Houston’s largest north industrial warehouse since a recent Greenspoint distribution center.
Hanover Co. and Transwestern Investments have assembled six parcels northwest of the intersection of U.S. Highway 59 and Rankin Road, laying the groundwork for a planned 749,016-square-foot warehouse project called Rankin 59, according to ConnectCRE.
The developer plans to break ground in January and complete the facility in December 2027. If built as planned, it would be the largest warehouse project in Houston’s north industrial submarket since Vigavi Realty completed the WestPoint 45 distribution center in the Greenspoint area in April 2025.
ConnectCRE says the project would be marketed by Transwestern’s Brian Gammill and Craig Bean, with a design intended to work for a single tenant or multiple users.
The warehouse is being positioned within Houston’s north industrial market, where Hanover’s announcement is tied to recent activity, including Panelmatic Electrical Solutions leasing an entire 728,080-square-foot building three months after the WestPoint 45 project closed in 2025.
