Arlington approves $123M downtown mixed-use plan with 99-year ground lease

The project will add at least 390 market-rate homes and a 600-space structured parking garage, with the developer required to invest a minimum of $123 million.

Arlington City Council has approved an agreement to redevelop the largest remaining surface parking area in central downtown into a mixed-use project, while also expanding city-owned assets, public parking, and infrastructure.

According to ConnectCRE, Trammell Crow Company will acquire the privately owned property needed for the development and convey the land to the city. Arlington will retain ownership and ground lease the development site back to the developer for 99 years.

The project is planned around the City Office Tower near Abram and Mesquite streets and will include at least 390 market-rate residential units, 31,250 square feet of office space, and at least 8,000 square feet of restaurant and retail space.

ConnectCRE said the plan also calls for a 600-space structured parking garage. Trammell Crow is required to invest at least $123 million, and through the partnership Arlington will receive the land underlying the development, a new 31,250-square-foot office for the city’s Water Utilities Department, and additional public infrastructure.
