O’Melveny renews 100,000 SF lease at 1625 Eye Street

The 15-year renewal supports plans to reposition the 1625 Eye building with a redesigned lobby, upgraded security, retail and new rooftop amenities.

O’Melveny & Myers has signed a 15-year renewal for roughly 100,000 square feet at 1625 Eye Street NW in Washington, D.C., where it has been the building’s largest tenant since 2003, occupying the top three floors, according to Commercial Observer.

The property was acquired in 2025 by GreenBarn Investment Group, FarmView Ventures and capital partner Farallon Capital. The building includes a nine-story atrium and a 425-space parking garage and sits two blocks north of the White House, the outlet reported.

Commercial Observer said the renewal comes as Washington’s office market remains split between older properties and higher-quality buildings, and the new ownership plans to reposition 1625 Eye as a higher-end workplace asset.

Planned renovations include a redesigned lobby, upgraded security, and retail by LDV Hospitality, including an American Cut Steakhouse and an Italian cafe, along with a rooftop with indoor and outdoor gathering areas, a conference and event facility, and an expanded tenant fitness center, the outlet added. Avison Young represented ownership, while CBRE and JLL represented O’Melveny.
