Rocket Mortgage raises its conforming loan limit to $845,000

The higher cap is effective immediately in 48 states and is 1.47% above the current 2026 one-unit limit of $832,750.

Rocket Mortgage has increased its conforming loan limit to $845,000 for 1-unit homes in 48 states, effective immediately, HousingWire reports. The new cap is 1.47% above the current 2026 limit of $832,750.

The lender said it is applying the updated limit now across retail and through broker partners via Rocket Pro. Rocket also set a conforming loan limit of $1,267,500 for Alaska and Hawaii, effective immediately.

HousingWire notes that each November, the Federal Housing Finance Agency sets baseline conforming loan limits that determine the maximum mortgage size Fannie Mae and Freddie Mac can buy. Rocket’s move comes ahead of the FHFA’s November update, with the company describing it as part of its early-deployment strategy.

Rocket Pro SVP of sales Kyle Schoenmaker said the change reflects Rocket’s liquidity and balance sheet, allowing the firm to act before official 2027 baselines are set. He added the approach helps broker partners reach borrowers who may be on the edge of conforming loan sizes, even in a tough market.
