50% stake in Milton Park in Oxfordshire put up for about £400M

The 302-acre science and innovation campus totals about £800M in enterprise value and includes 2.9 million square feet across 87 buildings.

A 50% stake in Milton Park, a 302-acre innovation campus in Oxfordshire, has been brought to market at around £400M, one of the largest UK science and innovation property deals expected this year.

Bisnow reports that CBRE has been appointed by Federated Hermes to sell its interest in the park. The campus has an estimated total enterprise value of about £800M, and the Canada Pension Plan Investment Board acquired its 50% stake for about £200M in 2017.

Milton Park spans 2.9M SF across 87 buildings and is home to more than 280 science, technology and logistics occupiers. The site includes more than 1.2M SF of industrial and logistics space, 638K SF of laboratories and more than 500K SF of offices, with occupiers including Vertex Pharmaceuticals, Ipsen and Immunocore.

CBRE said the park includes 22 megavolt-amperes of ring-fenced power capacity, enterprise zone status, and a local development order that could reduce the planning process for compliant proposals to 10 days. The sale marks the first open marketing of Milton Park since 1984, with CBRE citing Golden Triangle demand and reporting takeup of 441K SF in the first half of 2026.
