Fort Partners buys Tideline Palm Beach Ocean Resort for at least $112.6M

Fort Partners has acquired the Tideline Palm Beach Ocean Resort, an oceanfront hotel next to its Four Seasons property in Palm Beach, Florida, from real estate investor Jeff Greene, Commercial Observer reports. The firm paid at least $112.6 million for the property at 2842 South Ocean Boulevard, though the South Florida Business Journal puts the total sale price at $150 million if furniture and equipment are included.
The Tideline property, built in 1980, spans 99,412 square feet and includes 134 rooms, a pool, a spa, and two restaurants. Greene bought the hotel in 2011, and under the terms described, Fort Partners assumed the existing $55 million loan backing the asset.
Commercial Observer reports that Madison Realty Capital increased the loan to $108 million in connection with the sale. Fort Partners is led by Nadim Ashi and, the outlet notes, owns all Four Seasons properties in South Florida, including a 210-room hotel next door.
The purchase adds to Fort Partners' reported expansion in Palm Beach County, including a waterfront condo complex acquisition in 2024 that the firm later swapped for a neighboring condo building with Related Ross. The story also notes that a Four Seasons condo in Miami’s Coconut Grove remains under construction after securing $324 million in financing earlier this year.
