Happier Grocery signs 20,500-square-foot lease for Upper East Side store
The retailer plans to open the new health food concept in the second half of 2027, using a former movie theater space at 210 East 86th Street.
Happier Grocery has signed a lease for a new health food store on Manhattan’s Upper East Side, taking 20,500 square feet at 210 East 86th Street, according to Commercial Observer, citing landlord broker Avison Young.
The outlet said the grocer plans to open the second New York City location in the second half of 2027, with the space described as a former movie theater property.
Commercial Observer reported that Avison Young did not disclose the asking rent or the lease term, but pointed to CBRE data showing an average asking rent of $252 per square foot along the nearby Third Avenue retail corridor from East 60th to East 72nd streets in the second quarter of 2026.
The story also noted that the lease is the first deal signed at 210 East 86th Street after CSC Real Estate acquired it, along with 206 East 86th Street and 205 East 85th Street, for a total of $70 million in June.
