McCourt and Lincoln win San Francisco approval for 536 Mission plans

The Planning Commission backed two project options, a roughly 752-foot fully commercial tower and a roughly 698-foot mixed-use version with 385 apartments.

McCourt Partners and Lincoln Property Company said the San Francisco Planning Commission has approved development plans for 536 Mission St., with the commission signing off on two distinct options for the project.

Designed by Skidmore Owings & Merrill, the approval marks the project among the first new San Francisco towers to receive clearance since the pandemic, and it is structured to keep flexibility in the mix of uses as the planning process continues.

Under the fully commercial plan, 536 Mission would reach about 752 feet and would total nearly 1.35 million square feet, including trophy office space and ground-floor retail. The mixed-use plan would rise to about 698 feet and total about 1.17 million square feet, including 643,500 square feet of office space, 521,450 square feet of residential space with 385 apartments, and ground-floor retail.

McCourt said advancing both options through the process allows the project to be tailored to the site and the long-term needs of downtown San Francisco, and Jordan Lang, President at McCourt Partners, thanked the commission for backing the project.
