Dallas-Fort Worth malls see visitor gains and higher values
Green Street said mall values rose 13% nationally, and Placer.ai data show more shoppers are traveling over 10 miles to reach DFW destinations.
Dallas-Fort Worth mall operators say the long-predicted decline of large indoor shopping centers has not materialized, with Galleria Dallas, NorthPark Center, Stonebriar Center, and other top venues gaining visitors since the pandemic, Bisnow reports. The malls have boosted appeal by offering retailers and attractions shoppers can’t easily find elsewhere, supporting renewed sales for tenants.
The improving performance is feeding higher valuations, according to Green Street, which reported mall values surged 13% across the country this month as returning shoppers increased demand. Investors have also shown greater interest, as high-end retailers select only the “best” centers, said Randy Holcombe, vice president of leasing at Brookfield Properties retail division, GGP.
Bisnow also cites Placer.ai, which uses cellphone data to show more visitors are coming to DFW’s premier malls each year, including a growing share of younger shoppers drawn by U.S. and regional retail exclusives. The article adds that Galleria Dallas and NorthPark Center are on pace for five-year highs in visitor growth in 2026, with Galleria visits through Sept. 12 up nearly 9% versus the same period last year.
The resurgence is not limited to Class-A malls, the outlet says, noting that new investors are looking at paths to improvement for some Class-B centers. Weitzman’s Barney McAuley pointed to the Dallas Stars planned $3B sports and entertainment district at The Shops at Willow Bend mall in Plano as an example of how positive developments can support underperforming properties.
