Investicore buys Charlotte office park ThExchange for $64M
The 42-acre ThExchange office park covers nearly 569,000 square feet and is 85% occupied when counting one vacant building out of the total.
Investicore Holdings USA LLC has purchased the 14-story ThExchange office park in Charlotte for $64 million, aiming to capitalize on the city’s recovering office market, according to Bisnow.
The 42-acre property sits off Interstate 77 and totals nearly 569,000 square feet. Charlotte Business Journal data cited by Bisnow shows the complex is 60% occupied, or 85% occupied when counting out one building that is entirely vacant.
Bisnow reports the seller was Los Angeles-based Ares, which listed the site for sale in April. Tenants include Conterra Networks, The Redbud Group, Adecco Staffing, and Ragona Architecture & Design.
Investicore plans to convert part of one building into a food and beverage area to attract tenants, and will also assess potential updates such as outdoor activation and flexible workspaces, Bisnow said, citing comments from the company founder, Dawie Swart.
