Canadian 5-year bond yield climbs to about 3.7% amid U.S. strength

The move lifts the key rate used to price 5-year fixed-rate mortgages and has pushed that yield roughly 70 bps higher since July, increasing borrowing pressure.

Action Forex said Canadian markets took cues from developments in the U.S. as stronger-than-expected U.S. economic data pushed bond yields higher. That spillover quickly lifted Canada’s key 5-year Government of Canada yield by about 10 basis points to around 3.7%, a level last seen in 2024.

The outlet noted the 5-year Government of Canada yield underpins pricing for the popular 5-year fixed-rate mortgage. It added that since July, the yield has risen about 70 bps, which can put upward pressure on borrowing costs.

Action Forex also highlighted other price and data points from the week. It said oil prices moved lower as Saudi crude exports improved and optimism grew around a potential U.S.-Iran deal, while diesel saw some relief and gasoline was little changed, with both still elevated and on track to support upward pressure on inflation.

On the economic calendar, the outlet cited mixed Canadian results, including population growth of 0.5% year-on-year at the start of the second quarter. It said the figure was modest but stronger than expected, and prior historical population figures were revised higher.
