Coming soon home listings reemerge, with MLS access rules varying

Coming soon listings are making a comeback, but where they appear and who can see them can vary by a buyer’s agent, brokerage, and local MLS rules, according to HousingWire. Agents say these patchwork syndication practices are creating confusion for buyers and changing the home search experience.

HousingWire reports that syndication differs across platforms, with HomeServices of America syndicating coming soon listings to Zillow, while some other brokerages, including eXp Realty, do not. Instead, those listings show up on ComeHome.com and Hom.

The outlet adds that the Northwest Multiple Listing Service launched a “First Look” program that can provide up to 21 days of pre market visibility. HousingWire also cites Keith Brand, a broker at Berkshire Hathaway HomeServices Chicago, saying there is no straightforward answer anymore for first time buyers trying to find where to look.
