Qube to lease 52,000 square feet at 70 Hudson Yards office tower

The 70 Hudson Yards project is about 1.4 million square feet, with completion expected in 2028, and asking rents there averaged $117.6 per square foot in Q3 2026.

Related Companies and Oxford Properties have signed another office tenant for 70 Hudson Yards, a planned Manhattan tower totaling about 1.4 million square feet. Commercial Observer reports the project is not expected to be complete until 2028.

Commercial Observer says Qube, a global investment manager, agreed to lease 52,000 square feet at the 52-story building in Hudson Yards.

The outlet reports that the lease term and asking rent for Qube were not clear, but Avison Young’s third-quarter Manhattan office report found office asking rents in Hudson Yards averaged $117.66 per square foot during the third quarter of 2026.

Commercial Observer also notes it was unclear who brokered the deal, and spokespeople for Related, Oxford, Avison Young, and Qube did not immediately respond to requests for comment.
