Värde Partners closes $65.5M refi for Phoenix SFR community

The three-year floating-rate loan, arranged by WAY Capital, includes two one-year extension options for the 240-unit Village at Sonoran Vista.

Commercial Observer reports that Värde Partners has closed a $65.5 million loan to refinance a newly built single-family rental community in Phoenix. The refinancing covers the 240-unit Village at Sonoran Vista, which was completed in January 2026 in the Deer Valley neighborhood.

The outlet says the loan is structured as a three-year floating-rate facility with two one-year extension options. Commercial Observer adds that the property spans roughly 34 acres and sits within three miles of Taiwan Semiconductor Manufacturing Company’s Arizona campus.

According to Commercial Observer, Empire Group developed the community, located at 30825 North Valley Parkway. The report also says WAY Capital arranged the transaction with a team including Kyle McDonough, Malcolm Davies, and Alex Rossinsky, and that the homes include private garages and carports.
