Lone Star buys €215.5M Dutch residential portfolio from Catella
The portfolio includes 923 residential units across Amsterdam, Eindhoven, Nijmegen, and Rotterdam, plus commercial units and 505 parking spaces.
Catella Investment Management Benelux has sold a Dutch multi-asset residential portfolio to a Lone Star Funds partner for €215.5M, following the planned liquidation of the Panta Rhei Dutch Residential fund.
The deal covers 13 residential assets in locations including Amsterdam, Eindhoven, Nijmegen, and Rotterdam, totaling 923 residential units, eight commercial units, and 505 parking spaces, with more than 62,000 square meters of space.
More than 90% of the portfolio was built or renovated from 2000 onward, and the article says the fund benefited from Dutch regulatory changes and additional liquidity from social housing companies.
The fund was managed using a core-plus strategy focused on rental housing in areas with demographic outlooks and limited supply, and it was in operation for a 14-year life, according to Bisnow.
