Aging homeowners could add 13.9 million listings from 2026 to 2036

Realtor.com estimates only 0.38 million starter homes will enter the market during the period, about 38,000 per year, leaving first-time buyers with limited entry-level options.

Realtor.com projects that baby boomer and Silent Generation homeowners will release 13.9 million homes between 2026 and 2036, a 34% increase versus the prior decade.

The outlet said most of the additional inventory will be family-sized properties, with 3 to 5 bedroom homes making up most of the supply, while starter homes remain scarce.

Realtor.com forecasts that only 0.38 million starter homes will enter the pool over the decade, or roughly 38,000 per year, and it expects first-time buyers to face continued constraints due to limited entry-level stock.

In its analysis, the outlet also estimates owner-occupied homes held by boomers and the Silent Generation will fall from 36.7 million in 2026 to 22.8 million by 2036, a net decline of 13.9 million homes.
