Manhattan office leasing hits 26-year high in Q3 2026

Leasing volume totaled 10.3 million square feet in Q3 2026, with demand year to date at 32.86 million square feet, the strongest comparable period since 2000.

Manhattan office leasing volume reached a 26-year high in the third quarter of 2026, staying well above historical averages at 10.3 million square feet, according to data cited by ConnectCRE and reported by Colliers.

The quarter also marked the first time since 2002 that leasing topped 10 million square feet for four straight quarters, while year-to-date demand hit 32.86 million square feet, the strongest comparable period since 2000.

Franklin Wallach, executive managing director of research and business development at Colliers, said leasing improvement reflects tenants returning to the office and making investments in real estate to attract and retain talent.
