T.J. Maxx to replace H&M at Manhattan's 150 East 86th Street
The lease covers 28,837 square feet across the ground and second floors, with the retailer set to move in during late 2027.
T.J. Maxx will replace Sweden-based apparel chain H&M in a Manhattan retail space at 150 East 86th Street, Commercial Observer reported, citing a source close to the deal. The outlet said T.J. Maxx signed a lease for 28,837 square feet at Extell Development’s retail condominium unit.
Commercial Observer reported that the department store will take over about 4,000 square feet on the ground floor and roughly 25,000 square feet on the second floor, with the replacement expected in late 2027. It added that the lease terms and asking rent were not disclosed.
The publication said Ripco Real Estate’s Richard Skulnik brokered the transaction for both T.J. Maxx and Extell. Commercial Observer also noted CBRE’s third-quarter Manhattan retail report found retail rents on the Upper East Side averaged $259 per square foot during the third quarter of 2026.
Commercial Observer reported that Extell bought the retail condo unit along East 86th Street from Vornado Realty Trust for $64 million in July 2025. It said spokespeople for Extell and T.J. Maxx did not immediately respond to requests for comment.
