S&P inclusion of REITs marks 25 years
Nareit says REIT market capitalization has risen from $147 billion at the end of 2000 to $1.5 trillion today, with 28 public REITs listed in the S&P 500.
Nareit marks 25 years since Standard and Poor’s changed its policy to include REITs in its indexes, a shift that Nareit says helped reshape investor perception of the sector.
The outlet says S&P had excluded REITs, including from the S&P 500, S&P MidCap 400, and S&P SmallCap 600, before the policy change in October 2001.
Nareit adds that Sam Zell’s Equity Office Properties Trust became the first REIT to join the S&P 500 that same month, followed by Equity Residential in December 2001.
Over the past 25 years, Nareit reports that REIT market capitalization has grown 10-fold from $147 billion at the end of 2000 to $1.5 trillion today, with 28 public REITs now listed on the S&P 500.
