Greystar sells 423-unit Arlington luxury tower for $216M

The Windsor Courthouse property, completed in 2023, sits by the Court House Metro station and includes 18,500 square feet of leased retail space.

Greystar has sold a Northern Virginia apartment tower to investment firm GID in a deal valued at $215.8 million, according to Commercial Observer. The 20-story property at 2055 15th Street North in Arlington, Va., contains 423 units and has been renamed Windsor Courthouse.

The transaction prices the asset at more than $510,000 per unit, with the Business Journals citing data from CoStar. Berkadia arranged the deal on behalf of Greystar.

Windsor Courthouse is next to the Court House Metro station and was completed in 2023, making it the tallest residential building in Arlington’s Court House neighborhood. It includes 18,500 square feet of ground-floor retail leased to tenants including Maman, YogaSix and Playa Bowls, and Japanese restaurant Saki is set to open soon.

For Greystar, the sale also leaves it with a continued presence in the Arlington submarket after it completed a 231-unit high-rise across the street last year. For GID, the acquisition expands its Northern Virginia portfolio managed through its Windsor Communities subsidiary, which operates other Windsor-branded properties in the region.
