Yuco and Elite lease space at 757 Third Avenue in Midtown East

Yuco will take the full 27th floor for a move from 200 Park Avenue, while Elite signs for the entire 22nd floor at rents in the high $70s per square foot, according to JLL.

Commercial Observer reports that Yuco Management and Elite, an artificial intelligence-powered legal software firm, have signed leases at 757 Third Avenue in Midtown East.

Yuco will take over the entire 27th floor of the 26-story Class A building, covering 6,960 square feet, after relocating from its offices at 200 Park Avenue. Elite also signed for the entire 22nd floor, another 6,960 square feet, which JLL described as what appears to be Elite’s first New York City office, with its headquarters in El Segundo, California.

JLL said rents in the tower are in the high $70s per square foot, though the lease lengths and exact asking rents were not disclosed. JLL also said the leasing activity reflects Midtown leasing fundamentals and the value tenants place on well-executed repositioning strategies.

The leases come as New York Life invests in repositioning the property after acquiring it from BGO through a deed-in-lieu of foreclosure sale in October 2025, with planned cosmetic lobby renovations and a new prebuilt office program.

Other tenants in the building two blocks east of Grand Central Terminal include real estate investment firm Wharton Equity Partners, which recently renewed its lease for 3,200 square feet on part of the 18th floor, according to JLL.
