AI building platforms aim to simplify complex property data for managers

A key driver is upcoming UK regulation that requires commercial buildings to reach energy certificate grades C by 2028 and B by 2031.

Building technology has expanded rapidly over the past two decades, with commercial real estate now relying on layers of systems including building management for heating, electricity, ventilation, solar and lighting, alongside security, user management and room booking. Bisnow reports that the resulting mix of datasets from multiple vendors is making it increasingly difficult for facilities managers to oversee operations.

Next Sense CEO Ferdinand Grapperhaus told Bisnow that buildings have become too complex for humans to interpret everything at once, pushing the need for AI tools that restore control and enable better decisions in less time. He also said that the challenge has historically been cost, because deep analysis requires data from sensors, energy meters and building management systems.

Grapperhaus said implementation has been hard to scale across multiple buildings, and that proptech solutions often stayed in a “nice-to-have” lane rather than becoming operationally central. He pointed to regulation as a near term forcing function, noting that the UK government has set timelines for commercial real estate to achieve an energy performance certificate of C by 2028 and B by 2031.

For portfolio owners, Bisnow reports that sustainability is moving from aspiration to leasing and financial condition. Grapperhaus said AI can help create improvement loops, set targets, and run simultaneous analyses across both individual buildings and entire portfolios.
