Fidelity National Title signs 10-year lease at SL Green’s 711 Third Ave

The tenant is taking 19,966 square feet on the seventh floor, while SL Green also renewed Ackman Ziff Real Estate Group for 14,598 square feet.

SL Green Realty has signed two deals at its Midtown East office building at 711 Third Avenue, including a new 10-year lease with Fidelity National Title Insurance, Commercial Observer reports.

The largest transaction covers 19,966 square feet on a portion of the seventh floor, and Fidelity’s current address listed on its website is 485 Lexington Avenue, about a five-minute walk from the new location, though it is unclear whether it is a relocation or a new office site.

In a second agreement, SL Green signed a 14,598-square-foot renewal lease with Ackman Ziff Real Estate Group for a term of eight and a half years for space on the building’s 11th floor.

The landlord did not disclose the asking rent for the Fidelity lease, but Commercial Observer notes that Colliers data put the average asking rent for Midtown office space at $84.99 per square foot during the second quarter of 2026. 711 Third Avenue, built in 1955, is located between East 44th and East 45th streets, one block east of Grand Central Terminal, and it counts Matthews, Goldberg Segalla, and Ellington Management among its other tenants.
