The Crown Estate plans 169K SF West End redevelopment across two sites
The projects will add 63K SF of office at 10 Piccadilly and 63K SF of workplace at 21-29 Glasshouse Street, plus hospitality and retail space.
Bisnow reports The Crown Estate has unveiled the largest-ever phase of its West End development pipeline, featuring two projects at 10 Piccadilly and 21-29 Glasshouse Street.
Together, the schemes are set to create 169,000 square feet of new office, retail and hospitality space. At 10 Piccadilly, the company will deliver a 91K SF mixed-use redevelopment of a Grade II-listed building, with 63K SF of office space, 26K SF of hospitality across the ground, basement and first floors, and 1,700 SF of retail space on Regent Street.
At 21-29 Glasshouse Street, The Crown Estate plans to combine two office buildings into a single commercial scheme, producing 63K SF of workplace with upgraded interiors, larger floor plates, a new rooftop space and an improved reception area, along with 15,500 SF of retail at basement and ground levels.
The Crown Estate said 10 Piccadilly will target NABERS five-star, WELL Platinum, BREEAM Outstanding, WiredScore Platinum and an A energy performance certificate, and it framed the projects as part of a broader plan to upgrade the West End’s public realm in partnership with Westminster City Council.
