Ryan Companies moves forward with Austin’s Sixth Street redevelopment

The project cleared a site plan approved in June 2025, and will replace three existing buildings on a 1.8-acre block with a six-story, 262,221-square-foot mixed-use development.

Ryan Companies is advancing plans for a redevelopment on Austin’s Sixth Street, targeting a 1.8-acre block bounded by East Sixth and Fifth streets, Red River Street and Sabine Street, according to ConnectCRE citing the Austin Business Journal.

The site currently includes three buildings, a larger one and two smaller ones. The redevelopment’s site plan was approved in June 2025, and it is designed to replace the existing structures with a six-story, 262,221-square-foot mixed-use building.

Plans call for the new Grant Building to include 232 multifamily units, made up of 37 studio units, 170 one-bedroom units, 19 two-bedroom units, and six three-bedroom units. The project also includes 13,059 square feet of amenity space and 9,389 square feet of restaurant space on the ground floor.

A demolition permit for the existing office buildings is still awaiting approval. ConnectCRE also notes that Ryan Companies is preparing to build the Grant Building as Stream Realty Partners transforms the area’s bar strip.
