VA signs long-term lease for Bronx Vet Center, filling 1733 Eastchester
Simone Development said its 27,275-square-foot building reached full occupancy after the GSA leased 5,234 square feet in June.
Simone Development Companies said it has brought its two-story, 27,275-square-foot medical and office building at 1733 Eastchester Road in the Bronx’s Morris Park neighborhood to full occupancy. The final vacancy was filled when the U.S. General Services Administration signed a long-term lease in June for 5,234 square feet for a new U.S. Department of Veterans Affairs Bronx Vet Center.
The Vet Center will provide counseling, outreach and referral services to veterans and service members, along with their families. The deal was structured as a direct lease between the GSA and Simone, and the asking rent was not disclosed, while PropertyShark research cited by Commercial Observer put average Bronx office asking rents at $39.46 per square foot in the second quarter of 2026.
Simone also leased additional space earlier in the year, signing a 2,766-square-foot lease in May with Downtown Brooklyn Physical Therapy for its first Bronx location. Simone said the full lease-up reflects demand for well located outpatient medical and social services space in the borough.
Other tenants at the property include Catholic Charities, Bronx Endovascular Center, and DaVita’s Waters Place Dialysis Center. Commercial Observer also noted Simone was represented in house for the transaction, while the tenant was represented by Gary Mayzlin of Real Estate Trade Company, and that Mayzlin did not immediately respond to a request for comment.
