Durst renovates 114 W 47th, targeting upgrades by 2029

The 600,000-square-foot Midtown office building plans renovations through 2029, driven in part by the early-2028 lease expiration for U.S. Trust’s former space.

Commercial Observer reports that the Durst Organization is undertaking a major renovation of its 26-story Midtown Manhattan office building at 114 West 47th Street. The project targets completion in 2029 for a total of 600,000 square feet of office space.

The upgrade plan includes a new lobby that extends into an approximately 2,500-square-foot tenant lounge and conferencing center, along with private terraces on seven floors, elevators, and new chillers and other building system upgrades. The building is also expected to feature office environments with ceiling heights between 12 and 14 feet, floor plates ranging from 18,000 to 32,000 square feet, and more natural light.

The four office tenants and one retail tenant currently in the building are expected to remain during the renovations. Durst said the lease for U.S. Trust, which has occupied much of the building’s base since it opened, expires in the early part of 2028, prompting the company to bring nearly the entire building to market.

In announcing the renovation, Durst said the project creates an opportunity for companies to position themselves in prime Midtown with a renovated, work-ready environment. The lobby design elements include gray granite floors and concave paneled white oak walls, along with soft seating.
