Kite Realty CEO says portfolio reshaping boosts embedded rent growth

The REIT sold about $600 million of lower-growth assets and repurchased $400 million of its own stock over the past two years.

Kite Realty Group Trust CEO John Kite said the REIT spent the past two years reshaping its portfolio to improve long-term growth and resilience, including shifting capital toward higher-quality properties.

According to Nareit, Kite Realty sold approximately $600 million of lower-growth assets and repurchased $400 million of its own stock, a mix the company says lifted embedded rent growth from 156 basis points to 182 basis points.

Kite said the strategy focuses on necessity-based retail, grocery-anchored centers, and mixed-use properties in high-growth markets, particularly in the Southeast, while remaining selective about new ground-up development, citing its One Loudoun project in Ashburn, Virginia.

He also argued that public market valuations have not fully reflected the strength of open-air retail fundamentals, and said private-market investors such as sovereign wealth funds and pension funds have been active buyers as a sign that pricing could adjust.
