Charles Schwab plans $11.7M renovation for Scottsdale office space

Charles Schwab plans to invest $11.7 million in renovations for an office complex in north Scottsdale, according to a permit filing covered by Bisnow and the Phoenix Business Journal.
The company is seeking changes valued at $11.7 million at Class B Two Scottsdale Landing, located at 8701 E. Hartford Drive, where the work is aimed at tenant improvements within roughly 84,000 SF. Architectural plans referenced in the report include mechanical, plumbing, and electrical work on the second floor interior, and the permit filing did not mention any structural changes.
Schwab is awaiting city of Scottsdale approval for its second tenant improvement review, and the filing did not specify when construction would begin if the permit is granted.
The announcement comes as Phoenix’s office market continues to improve. Colliers data cited by the report shows the market’s vacancy rate fell to 14.2% in the second quarter from 15.2% in the same period in 2025, and the market recorded a third straight quarter of positive net absorption at 402,000 SF.
