Kelley Blue Book Homes launches consumer valuation platform in 11 states
The service uses condition inputs plus neighborhood data, and Kelley Blue Book says its valuations are engineered to land within 3% of final sale prices.
Kelley Blue Book Homes has launched a consumer-facing home valuation platform in 11 states, with nationwide coverage planned by early 2027, HousingWire reports. The rollout starts in Arizona, California, Colorado, Florida, North Carolina, Nevada, Oregon, Texas, Utah, Idaho and Washington.
The platform, built with True Footage technology, is designed to help homeowners get an “independent” valuation and a selling strategy using neighborhood-level pricing data plus property-specific details such as renovations, improvements, condition and amenities. Kelley Blue Book Homes positions the approach as a contrast to automated valuation models that rely heavily on public records and broad statistical methods.
Cox Enterprises parent Kelley Blue Book Homes said research indicates more than 35% of automated estimates miss by more than 10% of the eventual sale price. The company also said its valuation engine, TrueTracts, has been applied to roughly $275 billion in properties nationwide, and its consumer valuations are engineered to land within 3% of the final sale price.
In addition to the estimate, the platform connects users with vetted real estate agents to guide the selling process, aiming to reduce mispricing and process errors that could leave sellers “as much as six figures on the table,” the company said in the announcement. The valuation platform is a joint venture between True Footage and Kelley Blue Book parent Cox Enterprises.
