Walmart buys $11.7M site for Westlake retail development in Palm Beach

The 24-acre purchase will support an 188,779-square-foot Walmart project that adds multiple in-store departments and a 1,620-square-foot gas station.

Commercial Observer reports Walmart has paid $11.7 million for development land in western Palm Beach County, Florida, a signal of retailers moving to secure their own sites as financing conditions and rents evolve.

The vacant 24-acre parcel at 5253 Seminole Pratt Whitney Road sits within Minto Communities’ Westlake master development. The planned 188,779-square-foot Walmart development will include a grocery store, pharmacy, garden center, automotive center, and vision center, along with a 1,620-square-foot gas station and a convenience store.

Westlake City Council approved the plans in April. The broader 3,800-acre Westlake community is approved for 6,500 homes and 2.2 million square feet of commercial development, about half of which has been sold, with its population growing to just over 9,000 last year from 912 in 2020.

Commercial Observer adds that the retailer site acquisitions reflect a broader trend of retailers buying store land and partnering directly with developers. The article notes Minto Communities’ January sale of a 10.6-acre site to Lowe’s for $7.5 million, adjacent to Walmart’s new location, and references Publix spending more than $400 million since 2023 to buy out landlords.
