LM Real Estate Partners buys Smyrna flex warehouse for $27M

The deal includes a nearly $20M BankUnited loan that matures in 2030, and the 154K SF property’s price is up more than 40% versus LM’s 2021 purchase-equivalent level.

LM Real Estate Partners has acquired a Smyrna, Georgia flex industrial facility for $27 million, according to sales tax records cited by Bisnow. The property, located at 5000 Highlands Parkway, is a 154,000 square foot shallow-bay building. The Georgia Superior Court Clerks’ Cooperative Authority database shows the purchase price represents more than a 40% increase from Berkeley Partners’ 2021 acquisition price of $18.75 million. The facility also includes tenants Lectra North America and StreamLabs Water, according to the report. Bisnow further reports that BankUnited provided nearly $20 million in financing for the purchase, with a loan maturity in 2030. The Atlanta Business Chronicle first reported the sale, and said LM obtained the building at a 7% cap rate. The transaction comes as investors show renewed interest in Metro Atlanta industrial properties, with Bisnow noting about $2.3 billion in warehouse and distribution deals traded in the first part of the year, up 83% from the first half of 2025. The report adds that more than $1 billion in industrial property sold during the second quarter, with average pricing near $131 per square foot, up 3% year over year.
