Warp expands office footprint at 156 Fifth Avenue
The 16,500-square-foot expansion brings Warp to 100 percent occupancy at 156 Fifth Avenue under a five-year deal with an asking rent of $75 per square foot.
Warp, an AI-driven employee management platform, has more than tripled its office space at 156 Fifth Avenue in New York, expanding to fully occupy the seventh floor in a deal for an additional 16,500 square feet. The startup now has 24,500 square feet in the 13-story building, after an initial move to the Flatiron District location less than a year earlier, Commercial Observer reported. The expansion is tied to a five-year lease with an asking rent of $75 per square foot, and it lifts 156 Fifth Avenue to 100 percent occupancy, according to Newmark’s Eric Cagner, who represented the landlord. HRC made upgrades to the seventh floor over the summer ahead of Warp’s July occupancy, and the landlord also opened a new amenity space on the third floor. Warp’s first lease at 156 Fifth, signed in fall 2025, took 8,000 square feet on the eighth floor, which quintupled its earlier footprint. Prior to that move, Warp leased 1,500 square feet at 14 East Fourth Street in NoHo. Commercial Observer also noted that Warp’s most recent funding round raised $60 million, and subsequent headcount growth contributed to the need for more space. Rob Kluge of Current Real Estate Advisors said it was “fortuitous” that the floor below became available, and he framed the move as part of faster-than-typical office expansion patterns among AI companies.
