North American data centers absorbed 25 gigawatts in first half of 2026
JLL said the rise reflects hyperscalers, neoclouds and pure-play AI firms, while community acceptance gaps could constrain electricity, water and noise driven infrastructure buildouts.
North American data center demand hit an all-time high in the first half of 2026, reaching 25 gigawatts of absorption, according to ConnectCRE citing JLL’s North America Data Center Report – Midyear 2026. The level was double that of a year earlier and about five times what it was two years prior.
ConnectCRE reports that JLL attributed the surge to hyperscalers, neoclouds and pure-play AI companies competing for scarce capacity. JLL also emphasized that while structural demand is accelerating, “responsible growth” for the next phase depends on addressing community impacts tied to electricity, water and noise.
The outlet said JLL found that 79% of Americans support U.S. leadership in artificial intelligence, but only 14% support data center development in their own communities. JLL warned that the resulting 65-point support gap could threaten the infrastructure buildout needed to maintain AI competitiveness.
ConnectCRE added that JLL’s Andy Cvengros said the market absorbed 25 gigawatts in just six months, but community acceptance is emerging as the defining challenge. He urged the industry and communities to work together to find a path forward that benefits everyone.
